Major electrical work (panel, wiring, moving switch locations), plumbing beyond basic fixture swaps, structural modifications, roofing, HVAC, and anything that requires a building permit. I'll tell you straight if something is outside my scope and can help you find the right licensed contractor.
Either works. You're welcome to source the hardware yourself — fans, fixtures, disposal, whatever the job calls for — and I'll install it. Or I can source it for you. We'll talk through it at time of quote so there are no surprises.
Yes — that's actually the most efficient way to use my time and yours. Bring the whole list. I'll work through as much as I can in the visit and give you an honest estimate of what might need a follow-up.
Yes. Grab bars need to be installed into studs or with proper toggle anchors rated for the weight they'll bear — not just into drywall. I locate studs before every installation and use appropriate hardware for the wall type. A grab bar that pulls out of the wall is worse than no grab bar.
Pricing
Common jobs are quoted as flat rates upfront so you know exactly what you're paying before I start. Custom or open-ended projects are quoted after I understand the scope. All pricing is confirmed before any work begins — no surprises on the invoice.
No. I quote the job before I start and that's what you pay. If something unexpected comes up mid-job that would change the price, I'll stop and tell you before proceeding. No surprises on the invoice.
Cash, check, or major credit/debit cards. Payment is due on completion of the job. I'll provide a written invoice.
Home Watch
Every visit includes a full interior and exterior inspection using a detailed checklist — AC and temperature verification, plumbing check, pest inspection, storm damage check, mail collection, and more. You receive a written report with photographs the same day as the visit.
No long-term contract. Home watch is month-to-month — cancel anytime with 30 days notice. A signed service agreement is required before I hold your keys, but it's not a multi-month commitment.
I contact you immediately with photos and a description of what I found. For minor issues I can often handle them on the spot or schedule a quick handyman visit. For anything requiring a licensed contractor, I'll get you connected with the right person and can coordinate access if needed.
Keys are stored securely and identified only by a code, never by your name or address. The service agreement covers key handling in detail. Keys are returned at the end of service.
Many homeowner's policies have vacancy clauses that reduce or void coverage when a home is unoccupied for 30–60 days or more. Regular documented visits can demonstrate active maintenance. Check with your specific insurer — I recommend confirming before you leave for the season.
Licensing & Credentials
Yes. Green Valley Home Services LLC holds Arizona ROC License No. 366097, classification R-62 (Minor Home Improvements). All handyman work is performed under that license. You can verify the license anytime at roc.az.gov.

My R-62 license covers minor home improvements — repairs, installations, and maintenance work. Work outside my scope includes: major electrical (panel upgrades, new wiring, moving switch locations), plumbing beyond basic fixture swaps, structural modifications, roofing, HVAC, and anything requiring a building permit. If your job falls outside that scope, I'll tell you straight and can help connect you with the right licensed contractor.
Quarterly Maintenance Plan
Every visit covers the same thorough checklist: dryer vent cleaning, HVAC filter check and replacement, smoke and CO detector testing with battery replacement included, exterior caulk inspection on windows and door frames, bathroom caulk inspection, garage door lubrication, interior door inspection, exterior light check, and a full exterior walk-through. Four visits per year — one each season.
The quarterly plan is $149 billed every three months. The annual plan is $499 billed once a year — that saves you $97 compared to paying quarterly. Both cover the exact same four visits and checklist. The annual option is simply the better value if you know you want year-round coverage.
Yes — filters are your responsibility. Before every visit after the first, I'll send a reminder text confirming your filter size so you can have one ready. At the first visit I'll note your filter size and keep it on file. If you forget, we'll skip the filter that visit and note it in the report — no penalty.
Yes. Smoke and CO detector batteries are included in your quarterly fee. No itemized battery charges.
The quarterly plan is an inspection service. If I find something that needs attention, I document it in your visit notes and we can discuss next steps. Any repairs are handled separately and quoted before any work begins.
Yes. There's no long-term commitment. You can cancel at any time. Prepaid annual amounts will be prorated for unused visits.
