Peace of mind while you’re away.

Regular property inspections with photo documentation. I check everything that can go wrong in an empty Arizona home and send you a written report after every visit.

Many homeowner’s insurance policies require periodic inspections during vacancy. Home watch visits help satisfy that requirement. Home watch is invoiced monthly, after the work is done. Pause when you’re home and pay only for the months you’re away. Cancel anytime with 30 days notice.

Pre-Arrival & Post-Departure

Arrive ready. Leave with confidence.

One-time visits at the start and end of your season. Arrive home to a house that’s cool, running, and ready. Leave knowing everything is properly secured and documented.

$125 per visit · $225 for both

Often performed while you’re traveling. I invoice by text or email when each visit is done, and you pay by card or bank transfer through the invoice link, or by check. Text me your temperature setting before each visit.

Pre-Arrival Home Prep

  • A/C or heat set to your temperature before you land
  • Run water and flush toilets
  • Check for pests or break-ins
  • Pantry checked for pests and expired food
  • Full photo documentation

Post-Departure Home Close

  • Secure all entry points
  • A/C set for an empty home
  • Fridge cleared of perishables and trash taken out
  • Turn off or secure agreed utilities
  • Final walk-through with photo report
Quarterly Maintenance

Your home, checked every season.

Four visits per year covering the preventive maintenance most homeowners let slip. Small problems found early stay small. Deferred maintenance becomes expensive repairs.

$149/quarter · $499/year

Scheduled automatically each season. You don’t have to remember — I handle the scheduling and remind you before each visit.
